Booking and Payment Terms
The customer must be at least 18 years old when making the reservation.
The reservation is confirmed when the customer has paid at least 30% of the total price as an advance payment.
The remaining balance is to be paid no later than 30 days before the start of the holiday via invoice. If the reservation is made less than 30 days before the holiday begins, the full amount must be paid immediately.
If the customer fails to make the payments on time, the landlord has the right to cancel the reservation without further notice.
Cancellation and Modification of the Reservation
The cancellation must be made in writing by email to the landlord. The cancellation is considered effective at the moment the landlord receives the cancellation notice.
If the customer cancels the reservation, the advance payment (30% of the total reservation amount) will not be refunded. If the reservation is cancelled less than 30 days before the start of the vacation, no payments made by the customer will be refunded.
If the holiday property is not accepted or is accepted late, the customer is not entitled to a rental refund. If the customer interrupts the reservation and leaves the holiday property before the rental period ends, no compensation will be paid for unused time, and the customer is not entitled to a rental refund.
Any changes to the reservation must be made at least 30 days before the start of the vacation. Changes made after this time will be considered as a cancellation of the original reservation and a new booking. Last-minute changes to the reservation cannot be guaranteed.
The landlord’s right to cancel a reservation
If there is an unavoidable obstacle, the landlord may cancel the customer’s reservation. In such cases, the customer will receive a full refund of the rental fee, but any additional costs or damages incurred by the cancellation (e.g., flights or car rentals) will not be reimbursed.
Delivery of Keys
The landlord will provide guidance on how to use the electronic lock, and the code will be provided once the rent has been paid in full.
Time spent at the location
The property is available to the guest from the check-in day at 4:00 PM until the check-out day at 1:00 PM. Guests are expected to behave respectfully, and causing disturbances to neighbors, loud partying, and playing loud music are prohibited. Smoking is only allowed in outdoor areas. The landlord or their representative has the right to ask the guest to leave the property without a refund or compensation if the guest’s behavior causes significant disruption, damage, or danger to others.
Bedding
Sheets and pillowcases must be used on the beds. Sleeping bags are not allowed in the beds. If no bedding has been used, the landlord will have the pillows, duvet, and mattress toppers cleaned at the tenant’s expense.
End Cleaning
The customer is responsible for cleaning the rental property after the rental period ends. The customer may order a final cleaning for an additional fee, but the property must still be left reasonably clean when leaving. If the property is left excessively dirty or messy after the rental period, the customer will be invoiced for an extended final cleaning or for the extra hours used by the landlord or local caretaker to clean the property.
Damages
The customer is obligated to compensate for any damages they may cause to the property or its furnishings. Any damages must be reported immediately to the landlord or the local caretaker.
Pets
Pets must be mentioned to the landlord at the time of booking. Only clean and well-behaved pets are allowed at the property. The yard area must be left clean at the end of the rental period, and any pet waste should be cleaned up before leaving the property.
Number of Persons
Only the number of persons specified in the property description or agreed upon when renting the property is allowed to stay at the accommodation. No tents, caravans, or motorhomes are allowed to be set up on the property without the landlord’s permission.
Complaints
Any comments or complaints regarding the property’s equipment or condition must be addressed to the landlord immediately, even during the stay
Applicable Law and Dispute Resolution
These booking terms and the rental agreement are subject to Finnish law. In the event of a dispute, both parties must attempt to resolve the matter through negotiation. If an agreeable solution cannot be found through discussions, the matter may be taken to the district court for resolution.
